What is SPF roofing?

One seamless system that insulates and waterproofs at once.

Spray polyurethane foam (SPF) roofing is sprayed onto your roof as a liquid that expands into a rigid, closed-cell foam and cures into one continuous, monolithic surface. There are no seams to split, no laps to fail, and no separate flashings to come loose — the foam wraps every penetration, curb, and edge in the same seamless layer.

That's why SPF has become the go-to system for commercial and industrial flat roofs. It adds high R-value insulation while sealing the roof, it can be applied over most existing roofs to recover instead of tear off, and — protected by a reflective coating — it delivers one of the longest, most renewable service lives in roofing.

We install, restore, coat, and maintain SPF roof systems for building owners and facility managers nationwide — from warehouses and plants to retail centers and flat-roof homes.

Restoration & Recover

Skip the tear-off. Recover your roof instead.

Before you pay for a full tear-off and replacement, find out whether your roof can be restored. SPF applies over most existing roofs — adding a seamless, insulated, warranted surface at a fraction of the cost, with far less downtime and no roof headed to the landfill.

  • Costs a fraction of replacement
  • Minimal disruption to operations
  • Adds R-value & a cool-roof surface
  • Renewable — restore again later

What a spray foam roof actually costs

Most contractors hide pricing behind 'request a quote.' We won't. Here are honest installed ranges — your quote depends on foam thickness, coating, existing roof condition, and roof complexity.

New SPF Roof System

$4.50 – $9.00
per sq ft installed

Foam + reflective coating + warranty over a prepared roof.

  • 1.5"–3" of foam
  • Silicone or acrylic topcoat
  • 10–20 yr warranty
Best value

Restoration / Recover

$3.50 – $7.00
per sq ft installed

Recover an existing sound roof — far less than replacement.

  • No tear-off
  • Repairs + foam + coat
  • Renewable warranty

Recoat (Renewal)

$1.50 – $3.50
per sq ft

Renew the coating and warranty on an existing foam roof.

  • Clean + prep
  • Fresh reflective coat
  • Warranty renewed

Ranges are illustrative, not quotes. Compared against a full tear-off and replacement (often $7–$15+/sq ft), SPF and restoration usually win on both up-front and lifetime cost. See our complete cost & restoration guide.

Why building owners choose SPF

A roof that stops leaking and pays you back.

Seamless = fewer leaks

No seams, laps, or loose flashings — the details that cause most commercial leaks are simply eliminated.

Energy savings built in

High R-value foam plus a reflective cool-roof coating cut heating and cooling costs across large roofs.

Renewable for decades

A periodic recoat renews the roof and the warranty — no tear-off, no replacement cycle, lower lifetime cost.

Spray foam roofing FAQs

Most commercial SPF roof systems run roughly $4.50 to $9.00 per square foot installed, depending on foam thickness (R-value), the coating and warranty, the condition of the existing roof, and roof complexity. That's often well below the cost of a full tear-off and replacement — and because the roof is renewable with a recoat, its long-term cost is lower still. We give you an itemized, transparent quote after assessing your roof.

A properly installed and maintained SPF roof can last 30 years or more — effectively indefinitely, because it's renewable. When the coating wears (typically every 10–20 years), a recoat restores the roof and renews the warranty without removing the foam. That renewable lifecycle is one of SPF's biggest advantages over single-ply and built-up roofs.

In most cases, yes. SPF is lightweight and applies over many existing roof types — metal, built-up, single-ply, and more — as long as the substrate is sound and dry after any repairs. This 'recover' capability avoids the cost, disruption, and landfill waste of a full tear-off, which is a major reason owners choose SPF.

Closed-cell SPF provides roughly R-6.5 per inch — among the highest R-values in roofing. Because you choose the foam thickness, you can build in as much R-value as your energy goals call for, adding insulation and waterproofing in the same step.

Each has its place, but SPF offers advantages the others can't match: it's fully seamless and self-flashing (no seams or laps to leak), it adds high R-value, it can be built up to fix ponding, and it installs over your existing roof. It's also renewable — recoated rather than replaced — which lowers lifetime cost. We'll compare honestly for your building.
